At the moment insurance underwriters are NOT writing coverage on anything that's not concrete.

Make sure that your LLC structure is solid, with proper insurance coverage in place, to protect your personal assets from any potential issues related to the rehab or the property itself.

I'm sure insurance specialists on BP will chime in with helpful information.I'd recommend seeking another opinion from an insurance agent who can list and explain coverage options. 

Lenders will base your permanent loan on debt service coverage and many will not look at your DTI and other personal finances except to collect the information for compliance purposes.

Which means even if you had an inspector there on that day, it would be a few days before you could get coverage (assuming there were no issues needing remedying first, like an old water heater, roof, etc.).  

Look into DSCR (Debt Service Coverage Ratio) loans that might have more flexible income requirements?

How do you determine the amount of Umbrella coverage?  

Foremost halted coverage for our carts and  we have switched to Progressive.The policy is a  Mortorcyle coverage policy and clearly states  all 4 golf carts on the policy and coverage for each.  

You’ll likely run into carriers that won’t like you making small claims, thus harder to get coverage in future.
