I am afraid of being responsible for remediation costs to remove contamination if any.

Water would likely be yellow coming out of the pipe due to contaminants.

find out if gas station or dry cleaner ever operated at the strip. 75%-80% of dry cleaners have suffered leaks and resulted in contamination. 

The issue is sewage (contamination) and water damage (mold). 

in addition to the disclosure issue, usually need to do do gut renovation since the building materials can absorb the vapors.also check if home is serviced by septic. the waste stream of meth labs are like chemicals from a dry cleaner and can result in groundwater contamination. 

And you might want to consider some type of environmental inspection in case the old system contaminated the soil but with some due diligence you can make sure you're not buying a lemon.

I've been reading about the pitfalls around auto shops (soil & drinking water contamination, etc.). 

I am working with a PA after a large house fire caused pro 5 (asbestos) contamination to our residence in Socal.

So even elements that don’t appear damaged can be contaminated.
