She is in a good position with the contractor who appears to be in direct contact with the tenants in terms of minor fixes as they arise. 

If you believe that to be true then simply ask the escrow officer to forward it to the Seller they will have sellers contact info and they are a neutral party..

I have some contacts I can connect you with and I know they are willing to tell you their experience and might even coach you along for a little bit. 

There is no harm in reaching out for a slight difference in budget you can just say that you got there contact on FF and have an available unit slightly above their price range and tell them the price and let them know to get back to you if they are interested.

HI ReetiI would 100% recommend contacting local professionals in your chosen markets. 

I could see this working for the students if they already had folks that contacted them for this service lined up and they know them and trust them.But lets be real here so many in wholesaling are total real estate beginners ( which is OK)  and now you have a rookie beginner lender .. so you can see how that could not end well or there just is not enough of a market or potential clients to make it even remotely worth pursuing.

I think this will correct itself over the next 3 - 5 years but it will make cashflow tight or negative until then.I have a great contact of a Realtor that works primarily with investors who has represented a few of my borrowers that I can share with you.
