This could be a stem wall or, more likely, building up the outer perimeter of the back yard 3-4 feet with retaining walls on both sides and having a two tier back yard.

Nobody is going to buy the line that you do that for "free", stemming from a "calling" you have in your "big heart" to help others, when it is clearly a marketing ploy to attract investors.

In my current role, I see that all the good investment companies have people who had years of experience with Goldman Sachs or some other large financial institution, and they're client base primarily stems from relationships built in their previous jobs.

I think this stems from a short period before the CFPB made changes in the regulations last January where this was technically legal if done very carefully, and following a narrow methodology.

without knowing anything i am going to reccomend you change it all becuase you are already doing it and its cheap.1) go buy a handle remover and a stem valve socket wrench, and a valve sea wrench. also get a towel and phillips.2) Turn off the water to your house and the hotwater outflow on the waterheater. then turn on the sink.3)use the handle removers and phillips to take off handles. you may need to remove the plastic cover to get access to the screw.4) remove both or all 3 stem valves, you need to find out who the manufacturer ie. pricefister, and buy a valve stem replacement kit (20 bucks).5) replace the seats with the valve seat wrench and then the valve stems. then put the handles back on and your done!
