The reason I'm asking is because using that money for a 6-12 month marketing campaign could yield a much better ROI in the long run with more acquisitions by networking for private money lenders in the meantime that could be your gap funders when using a hard money loan (for example)

I go to networking events multiple times per month and 8 times out of 10 I never hear from the people I hand my card to... 1 out of those 2 times I do hear back, is in the form of an email campaign I get added onto!

Hi BPers,I'm gearing up for a direct mail campaign and I realized that I was a bit unsure about how a subject to transaction would work in DC, due to the fact that DC charges a pretty hefty transfer and recordation tax of 1.45% on each side of the transaction (2.9% total).

At first I thought no, because he brings the contracting to the table and has relationships with subs but, I've done the self prepared DM marketing campaigns, taking phone calls, building rapport with prospects to sellers, finding the deal, building our team (lenders, title, insurance) for the past 6 months, and did not get paid for any of that work.
