starting by just brokering loans is a good way to start in states that do not require a license.. raising capital from private investors to make loans is a long process And very difficult if you do not have a long track record or pedigree in the industry.. if someone is brand new they really need to go work for a lender first.. other wise IMHO the chance of success is very small.

If a listing is struggling for occupancy or brand new we may include for free.

In my experience the best coverage with the lowest premiums hardly ever come from the big brand name insurance providers like Allstate, Statefarm, Geico, etc.

We have brand new duplex's in A and B areas there for the same price as a $550K townhome in Seattle.

This works best on used homes where the price is only a few thousand dollars, but if it is a brand new home worth tens of thousands you could offer to help them sell it.

#2 12K is supposed to be just for the cabinets and countertops (assuming brand new).

there is no quick return or 'cash flow' right now if you are a brand new investor.if they can house hack, they should house hack. 

The appliances are also all brand new installed this year- fridge, dishwasher, and washer/dryer.
