I no longer stay in hotels when vacationing with my family - $10 bottles of water and a cramped room - no thank you.

When I purchased my first rental property, a single family home here in Charlotte, 2.5 years ago I bought my tenants a bottle of their favorite liquor on their move-in day.

Their work was better and because they no longer had me as the bottle neck it was done faster essentially allowing me to get a renter in months sooner than I would have otherwise offsetting the costs of hiring the contractors.

The last 2 guests we had were AirBNB (our only 2 this year) and the took a beach towel, took the waffle maker, broke the window, trashed 3 bath towels, used an entire bottle of dish soap (to make bubblebath I assume) and took about 50 Cascade dishwasher pods.

maybe she will stay there for several more years and you'll be at the point of having to paint and re-carpet anyway. if the ceiling is popcorn, you may have to scrape it off (which isn't hard with vinegar/water in a spray bottle), just test it first for asbestos.

Because come to find out bottled water stores really well, and bread freezes just fine too.   

I will provide a bottle of that home perimeter pest spray at start of lease and let them know I've used it successfully in my own home if needed, but I know some people prefer no pesticides, so they can decide if they want to use it or not.
