[Some] articles were from February and mentioned Dade County/Miami in Florida and other US states, so it has gone from border to border.

As stated by @Mike Dymski it is networking on a national level and business has never seen less borders in our lives.

TXDOT has plans to go 8 lanes from Denton to just south of OK border and 6 lanes to the up to the Red River. 

One last year had oil paint 3 layers thick- but just the border between a huge area rug and the walls. 

The attraction to point breeze is only going to improve in my opinion with OCF Realty's plans to build 40+ townhouses, 20+ apartments, retail store frontage and Dock st brewery setting up camp on Washington ave on the border of  Graduate Hospital and Point breeze. 

In my childhood I remember Whiskey Gulch, just over the border.

When better options are exhausted or too costly the other options (such as IB, border state area, and to a lesser degree Oceanside (which has already experienced significant price increase)) are what are available. 

So yes, this property would be a C class, bordering a (D)o not enter zone, close to the University of Spoiled Children (Sorry, go Bruins).

@Betseat Getachew - If you will explore a little outside of your target area of Dallas and consider Tarrant County as well, you will get much more for your money (Dallas/Tarrant border each other).

@Russell Brazil too.You will be hard pressed to find a legal multi on the VA side of the border at all.
