The property is in the deceased's name only.The HECM was assigned to BoA in Q2 CY2014.The property taxes are current up to now (1st half, 2015 taxes paid in Q2 CY2016).Per the neighbors, an estate sale was held back in 2014.

If that house was refinanced by BOA as a 3 Bedroom 2 bath home and you have that documenton a BOA letterhead, you and your lawyer would have recourse.

I've done some research online of the company and it seems to have pretty good reviews / feedback on the services but since I'm new to the investing industry  I want to see what everyone's thoughts and opinions were about local companies compared to typical big banks like BOA, Wells Fargo, Citi etc.

I used Cozy on one property and gave another tenant who didn't want to use Cozy (for unclear reasons) a deposit-only ATM card for my biz account at BOA- he goes by the ATM and deposits his rent there, and I get it the same day.

Fannie and Freddie regulations are a bit outside my wheelhouse, but even a conventional non-Fannie loan from a big institutional lender like BoA or Chase may contain that restriction for a short sale.
