Section 8 does have challanges but the oppertunity to make multiple income streams and even expand your real estate investmets can become much greater. 

More inventory= better chance of a buyer getting a blood-sucking lowball offer accepted, being able to include contingencies in the offer, negotiating inspection items, asking for seller concessions like a 3-2-1 rate buy-down etc.

I guess the play in this scenario would be the cash from the cash-out refi and the equity growth on the rental property, but nothing in terms of a monthly income stream.

What is the revenue stream from those trailers worth?  

Could have sent Rate increases out prior to using Rent Roll for future revenue stream.

There's been a steady stream of New Yorkers coming down here ever since.

They typically build life-long seller-lead businesses in their market and if you work with a few of the top-agents in multiple locales, you can likely get a good stream of leads going (constant new-business with various owners who might be interested).

I see these four rentals providing us a regular stream of income during retirement. 

Both of their parents have been involved in the home building and broker business so this is in their blood!
