You say Annapolis , but Annapolis zip codes go out very far into the county , like Cape St Clair is an Annapolis zip .

I have clients right now operating in the black and they are doing it because they are aligned with a great team for management @Alice Horn and they purchased with a clear plan to move forward. 

Cape Fear (Fay) is tier 3 but am interested in it (Fort Liberty might also be a source of MTR tenants).
