Anyways, the anti-wholesale crowd makes some good points and its been constructive for me, personally, but I think there's way too much focus and bitterness towards some of the technicalities.

I'm originally born and raised in the beautiful warm island of Puerto Rico but moved for graduate studies and stayed in the bitter cold (but beautiful) Wisconsin. 

Since it doesn't get bitterly cold here, I expect the heat to work fine for us.  

I know you are bitter and I would be too.

Maybe I'm just bitter from my own renovation of my circa 1874 home.

I would say if you require her to mow the lawn in the new lease and are prepared to either have her leave or be bitter because of it than go for it.

Much easier to do a flip when you aren't walking around in the bitter cold. :)  I have already learned quite a bit being on Bigger Pockets and plan to go Pro soon.  

I am a little tired and maybe bitter about these "seminars.

Mark Roderick has a lot of information on this on his blog if anyone is fond of reading through abstruse prose that rivals the tax code.  

We will get to see Austin be reborn and watch as its population eventually rivals Dallas, Houston, and San Antonio.
