I think it is better to connect with many GCs, find the ones you want to work with the most, and have them walk properties and provide bids for you.

With timeline, I would be asking roughly when job was complete, i.e. if contractor says these are the last three, but client said the work was completed in 2022... well...And lastly, not necessarily needed for the interview process, but for bids you want AS MUCH detail as possible.

Some adapted & survived though.It was easy to predict the same thing happening with the STR market, especially with the short-term COVID craziness.It was crazy seeing investors bidding up property prices based upon STR projected income, NOT LTR income!
