I just north of you up in Venice, but been to Redondo plenty (sometimes via bicycle).

I became an Eagle Scout at age 16, graduated from Northeastern University in 2007 and rode my bicycle across the country after graduating (4,905 miles, Boston to San Fran).I certainly saw some good and bad houses.

Perhaps you can add a bicycle and a beard to the mix.

I'm a big advocate for walking and bicycling in Tulsa.

This one tenant destroyed the walls, put bicycles into the wall, smashed all the windows and rubbed feces all over the place.  

If I could've predict the future a year ago, I would've started a trampoline company, a pool company, became a bicycle distributor and bought 10,000 bikes renting a warehouse, put all my 401K money into Netflix, started a toilet paper company, oh... and I would've purchased a couple hundred single family properties. 

It's a desert and cars/bicycles literally melt on the streets lol)I think you are thinking about it well, especially looking at a long term approach, in a city like Denver that has good population growth, rent growth, average income, and vacancy rate like you mentioned is a still a great play if you are satisfied with just breaking even for a while, and seeing future profits/appreciation. 

I have the passion and funds to ride a motorcycle, but I can't ride a bicycle.

I do take alternate routes on purpose and often return with my best lists after riding my bicycle.
