I got a letter from my mortgage company that said I can move the title into an LLC if I like without triggering the due at sale clause. 

I made and mailed all my yellow letters by hand to cut and save on costs.

They should be able to send you a pre-approval letter.   

This rate for me was 3.3% on a 5 year balloon with 20 or 25 year ams.
