Good luck to all 100% agree my folks I fund in Cleveland put new roofs on all new mechanicals update plumbing new electrical if needed I mean a true rehab.. not just patch..

It auto populates the SOW's and pretty much builds the budget.  

In Detroit area, the auto-related companies are big employers.

She did update the mechanicals and roof, so those pricy issues did not have to be addressed.

It's a pricing tool that fluctuates and auto-updates your prices based on demand.

They also have my auto insurance, and I took out an umbrella policy with them as well.

Hey Mark,I would speak with your insurance agent as they should tell you the requirements - fencing around the pool, gate with a locking mechanism, etc.I personally own a rental with a pool and the insurance agent walked my rental to ensure it was acceptable. 

Unless your mechanically handy your maintenance costs will eat you up.  

Tenant shall properly use, operate and safeguard Premises, including if applicable, and landscaping, furniture, furnishings and appliances, and all mechanical, electrical, gas and plumbing fixtures, and smoke alarms, and keep them and the Premises clean, sanitary and well ventilated.F.
