Up to 2 to 2.5 million in Charlestons SC.. and my current 90 home project in Canby Oregon 700k to 1 mil.. this one through all the turmoil of covid and supply issues we have hit proforma of 15% to 20% but there were a few that lingered and we made maybe 5 to 6% .. but there have been some really good ones in that development were we hit way north of 20% ..

In neighborhoods that won't attract high credit score tenants, I've found that a stable job history with a MINIMUM of 1 year at current or previous job to be the best indicator of a great tenant.
