It’s a mix of strategy, management, and a little bit of chaos, especially when dealing with unruly tenants or trying to balance your budget while upgrading properties.

I’m ready to start investing in my personal life to achieve that financial freedom! 

AND The balance on one statement is < 100 and other not enough to cover the first months rent and deposit.

Cash flow is important of course, but so is appreciation, so I want to ensure I have a balance of both.

What would help the community is for you to share as much info as you are comfortable, but the appraised values, current loan balances, and the current rents would be a good start. 

The reason certain markets are expensive is the same reason that high returns are achieved on certain investment property: because people want to live there.

In addition our healthy balance sheet allows us to pre buy mortgages down to as low 3.75% for our buyers, most builders can not qualify to do this.
