@Argent Cove I recommend Las Vegas, not the RE market but the casinos.

this is why all those Casino's got rebuilt.. this is why many car dealers in Jackson built new facilities this is why commercial went up all over the place.. but downtown did not have a lot of vacant land and still did not have the draw at all to the higher end buying public..

Taking it to the casino is probably not what they want to hear.

That can be a great way to grow the value without being invested in the Wall Street casino. 

Our state's (and Las Vegas') largest employer is MGM Resorts, and the other casinos are a huge source of employment as well.

Casino is the least “essential” business.

Casinos are open again - throw that money on black.

There is a new casino with horse racing coming to town.

I'm not fired my partner might be but might move to a different department within casino but we are getting tons of cash from unemployment about 8g a month living expenses are next to none living with parents they are coming too lol  

@Filipe Pereira first thank you for commenting on the post, well there are a couple of reasons we choose Springfield my wife grew up there and we have a strong support system from her large family there i have visited a couple of times and was there in January and can see opportunity there and see the city is trying to turn things in a better direction example the new casino. i also noticed that rents are on the rise and cost are still reasonable to purchase and find property's were i can add value to. i also am open to invest in the surrounding area's willing to drive 7 to 8 from Springfield but i want to bring good housing to the city. i visited a meet up group while i was there and felt a sense of community but i haven't meet someone who is currently doing business there. if i can get in contact with like minded investor there it would be great. you mentioned you manage some property's there what is experience dealing with tenants there ?
