The DC area is one of the lowest cap rate markets in the country.In MoCo you'll generally need a 40-45% down payment currently to have your rent cover your PITI on a standard long term rental.

I am considering Nevada, Washington and North Carolina.It does seem that foreclosures may be better to pursue once I gain more experience.  

I'd recommend Washington Township, Broad Ripple and Fountain Square within Marion County. 

my scenario was a little different I would buy 20 to 80 acre parcels in Oregon and WA.. then log them .. using the skids roads and log landings strategically ( put them were future driveways and house pads would go). then do short plats  4 lots or less.. then sell the lots on contract.. the logs generally paid for the land so we had no debt on the land .. most land buyers took a few years to get to the point they were ready for construction loans..

I'm currently located in Olympia, Washington, where I've began transitioning from a 15-year career as a Special Operations Army aviator.

I used to own a small bistro focused on craft wine, beers and bourbon/scotch in Washington state.

I live in Washington State where housing prices are pretty high and couldn't afford a rental property out here so I starting looking on Zillow for places that were more affordable and came across Dayton and the numbers seemed work out so thought I would try my first rental out.
