I do foresee a problem with these tenants giving me a hard time with the changes that I am looking to make (rent increase, payment via check, late fees, and lease agreement).

I'm working on becoming a realtor but I'm not licensed yet so that increases my cost quite a bit.I have done a flip before but that was a sure money maker where I think this one isn't such a sure bet.

I feel like a lot of deal makers forget that we are offering a service to our passive money people and the better we treat them, the better we will do in the long run.
