I do know that every time we cut taxes or put money back in the hands of the consumer rather than with the goverment, we see consumer spending increase and hiring goes up thus stimulating the overall economy.Now if we can just get more suppliers of fuel and gas since they all merged and are now setting prices!

Wayne Brooks---I think he mostly bought them from Home Depot, he has been only buying rough material so far. only thing I can think of is the roofing material which he stalled about 2 months ago, I believe the supplier can't lien the property after 30 days from delivery of material to the job site.

Anyone can work up a price but you have to decide who communicates with you, explains things well, and has the experience doing the types of work you'll need.Ask experienced investors, mortgage people, realtors or suppliers for names of contractors who have a good track record and experience in this type of work.As a contractor, I might work up a proposal differently on an investor's rehab than on a private remodel.

The sub and I are both out.If you are working with contractors who you don't know and trust, you're setting up for bigger problems than just deposit money...and you are loosing the benefit of having a strong professional on your team.Ask other investors, suppliers, lenders or realtors for the names of people they know and trust who have experience in your type of project.
