Which can take a couple days to update the pre-lim depending on how fast the title company is.So lets say if A-B closes/records on Monday.

Hi @Gareth Lim,This is an issue that is often debated on the forums, and it often varies depending on the individual you talk to.

Leila In CA a prelim will give you a great feel for the property.However its not practical to order a pre lim on every potential property.

Also if its just a purchase contract an address  or APN # is fine you don't need a legal to start the process , just the commonaly know location you can clean up legal description once you order a pre lim .. or if they call them title commitments in that area.

Hi @Ming Lim,I can't speak for Toronto or even Canada in general, however in the listing contract I use, it states that if (Persons name) purchases home then I am not entitled a commission.
