I live in a trailer court a mobile home trailer house I own just pay lot rent so other night we minding our own business he came over to stay the night because it was day of work and management was drunk didn't know to later but she was knocking on my door I didn't hear her as I was cleaning up a mess in bathroom my son made my older son said someone at door it was management she yelled screaming call my man all kids of names yell at me about my disability saying things about his sex offender registry and such in front of my kids made a much of threats and bunch of other things were said but problem was she did it drunk and had most of the neighbors on my street gathered together to watch or do this and then gathered around gossiping about me afterwards.

im new to this just bought first duplex and am house hacking. been keeping up w bigger pockets and before that dustin heiner' podcast. being green, even i know that you never buy/acquire negative cashflow. thats just dumping money down the toilet. second, every real estate guru will tell you never bank on appreciation. thats gambling. home prices are at an all time high, if nything you bank on your property depreciating some and then returning to purchase price HOPEFULLY. you imagine your worst scenarios, lowest rents, longest imaginable time of vacancy, most drastic uncovered repair/situation, over estimate expenses. create your buffers. if the numbers still work then, then you buy. if the numbers work and you casah flow $250+/month i say go for it. it hard to get above that without significant down payments or finding a rare steal. at this time i think best value and only way to guarantee any kind of appreciation is to buy low and rehab.

With exception of the accountant, these individuals did not go to college with these careers in mind.She can use my properties to suppliment her income without a lot of work and, in my opinion, have a lot of fun doing it.

Definitely looking to start smaller, in the 2-4 unit range, but seeing what you put in your buy box helps me think about narrowing mine.Plan is for funds to primarily come from saving from my W-2 work and possibly utilizing equity from my primary residence, though that is something I would need to really plan out.

Even if you did entire build yourself, I think you are looking at 2.5 times your estimate and a lot of work and time.I suggest you go to some meet ups with an emphasis on understanding the value added by ADUs.

If it is way more work and maintenance but cash flowing the same as a smaller unit doesn't make sense, but since you say high maintenance high reward I'm guessing this is one of the best producing properties.
