Assuming the price is exactly the same between your quotes - If I was you I would be looking for the best possible coverage amount / settlement terms for the price paid.Also once you think you have a final choice selected - make sure the numbers you are looking at are the real numbers and not what I call shopping numbers that then go to underwriting for review after the policy is issued.

That income can be ANY legal and verifiable source of income,  including wages, SSI/SSD, food stamps,  settlements/child support etc.

Lenders prepaid's or escrow requirements...lender hedging their risk with a requirement for reserves would more than likely be the reason you would need additional cash down...hard to tell without looking at the settlement statement @Alex Alaniz

That wouldn't make me feel good to see the money go to the guy who owes you even more.Better for you to get a settlement or a judgment first, and then go to collect.

Essentially you are trying to remove their will to sue you, and any attorney who knows what they are looking at will realize this entity is going to take lots of time and money to even try and breach, not to mention actually getting a settlement or judgment out of.Beyond that you need to account for corporate management and having some solid bookkeeping to ensure the different "child" series don't commingle their funds.Can people do this themselves?

The workaround I have read about but not tried myself is to add a rehab amount to the settlement statement of the initial purchase.

At the closing itself the seller and PM (acting as the seller's realtor) stated the one tenant didn't pay the rent, but the attorney stated (per my husband) that unless they want to move the closing they were currently in, they would need to agree to settlement statement.

Those 4 transactions were simple and uneventful - I searched on bankrate for the lowest rate, applied and closed.What I don't understand is why I'm sensing so much trepidation from the various team members (brokers, settlement co, seller...) about which lender I'm going to use?
