It would be a tight budget but I do have money set aside for repairs.

My suggestion if your goal is to free up some equity to use for another purchase - start small with the single family home with a cash out refinance.

It is a fairly signinificant set up fee and monthly charge.

Depends on what your goals are. 1-4 units are still residential, so it doesn't really matter how you start.

They are for long term wealth building and the goal has to be to get them Paid off as quickly as possible you then will start to see real cash flow.. a stable of max leverage rentals anywhere is not going to move the needle on income to you in the first five years.
