The tenant just does not know the laws or they do know the laws and think they can bluff their way forward.As a landlord you really need to know the laws as some tenants will really work you over otherwise.

All I did was rip out the carpet to show the beautifuly preserved T&G oak floor, took off the paneling and repaired some of the plaster, done. :)So if you are an investor, LOOK for the shag carpet and panelling hahahahha.

I talked to the case worker again and they said at this point because the eviction is imminent it would not matter if the tenant had someone pay the 2,500 on her behalf and would not affect her case.So I will call her bluff and she will pay or I will throw her out.I will update what happens.

I kept hearing people saying when in a REO situation, if the bank came back with a "HIGHEST AND BEST OFFER IN 24 HOURS", presumably in a multiple offer situation...that you could offer them $1 or $100 or $500 OVER the highest offer - provided that they can show you that there is a genuine offer for that amount.Not to mention you are at the mercy of a crazy buyer who is willing to overpay...unless you have a built in contingency that gives you an out.I assume if you are willing to do that, you are really calling them bluff.
