And as a note - do not be blind to unexpected things either - keep plenty of cash reserves, only use long-term debt (forget 6 month loans, unless you know what you are doing!!!)

In you post you mentioned you are looking to sell in one whole transaction so I would consider this out of the question.In selling as as you either have to A) show a developer or interested party how they can make money to increase your price or B) list it blindly and hope someone sees value. 

Hi @Jose Castillo,As long as you're getting your message out to them, and you're consistently mailing, the color of the ink probably doesn't have as big of an impact as you might think.I started with yellow until I ran out and went to white paper with purple ink until my wife told me (I'm color-blind).

We plan to send them all blind offers.

Once you accept someone with a so so credit or start turning a blind eye to things that pop up on background checks or income requirements, what you do for one you must do for all. 

You're not going to blindly throw money at the stock market.

I ask because there are no reviews anywhere, and to pay thousands of dollars to blindly start classes, it seems like there should be a few reviews out there that are realistic, not just testimonials posted at their own websites.Any help here please?

I purchased one recently for $40k, nothing is selling near your prices in our area but maybe you have a lot less demand for housing.This isn't an investment approach someone should walk into blindly.
