The brokers that sit open houses do not necessarily have the best interest of the seller in mind. obviously, if the broker is the listing agent, their loyalties are to the seller and you are walking into the lions den if you don’t have your broker present.

Pay them fairly and you will have longevity and loyalty.

We have a "Building Loyalty" program that offers discounts to a handful of our cooperating retail tenants, I'm interested in expanding this concept throughout the office portfolio with weekly tenant "spotlights," raffling services,  ect...   

Apartment-ville doesn't have renter loyalty I don't think. 

Earn their loyalty. 

Their loyalty to the supply house is to the contractors benefit , not the customers .

This will increase your discounts at the bid room as the onsight manager has an override function for even deeper discounts for loyalty to the store.We recently did a smaller rehab project that cost just over $4K in materials from HD prior to our bid room request. 

As a result you drive customer loyalty.
