I doubt after factoring all of the expenses/reserves you'd be at $1100 per month in Net Cash Flow but still way ahead of the expenses nonetheless.We have a duplex bringing in $2800 per month-expenses $1253-debt- $740(P/I) and netting us $807. 

The borrower simple starts remaking payments at a given agreed upon date.

No one will ever be 100% accurate with a spreadsheet, but I have to say that these numbers are... extremely optimistic.

Eric,Without going into too much detail on each line item, at first I use my back of the napkin method with a 40-50% expense ratio.

At least for a flip.  

Additionally, any existing restrictions at the town level (there are MANY) will be abolished, unless deemed "reasonable" by the state.
