If you are a full time investor you sell yourself like an insurance agent, probably a PITA, but that is your line of business...drumming up investors.Otherwise if you are simply a landlord/investor it is no different than any other occupation...you talk about it when someone brings it up in discussion and say what you are comfortable saying when queried.

Getting a 60-100-year-old, beat-up wood floor to look even close to new-ish takes an immense amount of work and access to some pretty serious (and heavy) 240v flooring belt or drum sanders that cost a lot to own or rent and take some skill to operate well.

And they are very good at what they do.. not saying they are theives but they sure know how to drum up the business..

I anticipated having to use a local realtor that does a lot of land contracts to get the deal sold, but figured it wouldn't hurt to throw up some signs during the rehab to see what type of buyers I could drum up on my own.

Was this an off market deal brought to you or did you drum it up yourself?
