I hate paperwork though, so I am a bit jaded. 

Jaded people will say "that'll never work!"

I was thinking of a condo, but after looking at the HOA fees of many of them I am a bit jaded.

@Jade Naylor the 2% rule (2% test is probably a better term) is a very crude rule of thumb that basically says that is the monthly rent is 2% of the price you should get solid positive cash flow potential. 

Most of these ppl are out for a quick buck and so they get jaded and crappy.

@Jade Ferra you have the right mindset, but the numbers just aren't there yet.

Be open to many different view points and make sure not to be jaded by to much bias.
