there may be items you can sell. or maybe scrap metal . look before you discard, you could be throwing money away. or contact a charity group maybe they would take some of it off your hands.

In those cases, simply discard the new ring and nut which come with the new valve and use the old ring and nut.

In instances where the paneling or gypsum wallboard have been saturated for a long time, you'd likely want/need to remediate (remove and discard) them.

I read the government issued California Tenant guide and it does state that we can't discard his belongings, but goes on to say that the tenant only has 17 days to remove items and that we can charge for storage... or we can remove the items, store them remotely and charge him.Can anyone clarify this for me?

The end result was a loser, but this was a purchase to hold and not originally intended as a flip so I discard it from my rehab flip totals.All in all, what I learned is that doing rehabs from afar is something i will never do again, I will never make the mistake of buying a rental in the wrong area again, and I will never do the types of labor I subjected myself to on that project just to save a few bucks, especially know as my time is much more valuable now than it was then.For all of my rehabs I have done locally, I have only lossed money once.

If you do look at DOMs you must first discard short sales as they are not a true indicator.

It takes a while to find the right tenant (60 days or so) but that's a function of how many applicants I discard and the fact that these are NOT great neighborhoods.
