All of those are exceptions because most are long gone.However, there have been many spectacular crash and burns as well that should serve as cautionary tails.

@Enyi Ajoku when I first started in property management I chased my tail trying to figure out which unit was smoking pot, and calling to police, evicting them etc.

And to what you said Bill, I advise everyone START with best quality PM they can find, and then LEARN, adopt, get things down where they can self-operate, ride that coat tail.
