If the landlord keeps any of the security deposit, he or she must provide the tenant with a written list of damages and the remaining balance within the same 30 day time period.Remedy for ViolationIf a landlord fails to comply with these statutes, the tenant is entitled to double the security deposit and any interest earned in the escrow account.

It's just a passive way to invest your money unless you've got millions to put into this which it doesn't sound like you are in that position.Flipping houses would be a way to replace day time income but that is just like starting any other business.

You should process their security deposit claim the same as usual within the thirty day time frame.

The county taxes me, I pay my taxes, I house tourists who spend lots of money in the local town, everybody's happy.The one thing I'll want to move on from is the day-to-day time/attention that they take.  

Being a local boy I remember the abundance of neighborhoods I would never walk in at daytime nor night time transform into streets lined with lofts and modern multi's.

I have weekends and summers/holidays off as a teacher but my daytime/weekday hours are non-existent due to my job.

Then steer everyone to your open house day/time.
