Like others are suggesting here, it’s really really really valuable to meet other like minded people.(2) build a system to find leads (search FSBO on Craigslist, drive for dollars twice a week, etc) (3) don’t be afraid to walk away from a deal if the numbers don’t work or if the margins are thin (there is ALWAYS another deal to be had, think abundance!)

@Christopher Alvarez hi Chris, i have been investing in the central CT area since 2012 and have had a really good and successful run there. i invest primarily in new britain and am focusing on small multi-families there. with the abundance of those types of properties, i would recommend staying away from single families. it just does not make sense. your cash flow with be dramatically increased with a multi. i highly recommend new britain. the current mayor is doing big things for the town and if you can get with someone that knows the area, down to the street, you can really find great properties in good neighborhoods. happy to help you in any way that i can. i have a great agent in that area that owns his own properties too. i have contractor contacts, attorneys, etc. let me know!

There are some rough areas that, on paper, would cash flow great, but in reality would be a headache.I'm not sure the specifics of the kind of 4-plex you want, but be aware that there are an over-abundance of 1 bed 1 bath quads in Dayton (especially in the Kettering area).

If pricing does not crash, could see a lot of sub2 deals going, but unfortunately I think in markets with an abundance of STR and rentals they will see some decent price declines.

From a technology perspective, it seems there’s an abundance of resources to use that help in the process of finding properties through a PM company and having them do a lot of the work.
