With the newest homeless laws getting put into place by the new Mayor, Venice Beach may become a more favorable place for renters.Santa Monica and Beverly Hills have the second highest rents per unit, however the vacancy rent increases which lowers your GOI

Morgan Park (especially if you find one in a mobility area), Beverly, Mount Greenwood, Ashburn, Clearing, Bridgeport, Brighton Park, Woodlawn (The closer to the University the better); Washington Park (Again-the closer to the university the better); Oakland, Lower West Side, East Garfield Park (Gentrifying- The closer to Western The better); Humboldt Park & Hermosa.With all that said we believe you can cash flow in almost any community & with a few exceptions over a period of time all properties will appreciate.

In my experience, unless your property is in an extremely desirable neighborhood like Beverly Hills and rent is under market rate, you can usually come to a c4k agreement if you have an honest conversation with the tenant.
