The apartment I was looking at is a 12 unit for 547k but is worth little more then 300k cap rate of 8.48% I think if I remember correctly in Augusta, GA.

Any thoughts on the condition of the rental properties' market in Augusta?

I'm writing tonight to see if anyone knows any newsletters or forums that have to deal with the Augusta/Evans/Grovetown, Ga area.

I was looking into the Atlanta area or possibly moving to TX so this gives me hope that if I do make a move from small Augusta, GA, there will be a good chance that I can find some success in the market.

Hello Everyone,I've been living in Augusta since 1997 and my wife and I currently have 1 rental property.

Recently, my business partner moved to the Augusta area and we set a goal of purchasing our first rental property in the Augusta area within the next 3-6 months. 

So I've been doing my homework and hate motebi look around it seems like my dollars would be better served by investing in a  market out of town i originally was looking for a buy and hold prop in Augusta or savannah GA but after looking at the Atlanta area I'm wondering if I should focus on that area mainly bc the rents are a little higher for about the same purchase price..
