It's not your typical investment story, let me warn you.

If you represent buyers for that project and get commissions as a realtor (and on top of it don't disclose it), it's promotion for all intents and purposes and against the rules so I was just warning you against that in a friendly manner (I'm not here to play the police and people can see through direct or hidden promotions it's not my role to judge for others). 

"Gamble" is the key word in my warning.

First, a polite warning.

There is ample information on the clerk's site telling you that you may not get clear title, and warnings as you register to bid that you should seek legal counsel if you're not sure of what you're doing, and that there are risks associated with legal auctions.  

Your lender should have been smart enough to see this coming and warn you and the seller in advance to both remove any tenant and remove the stove.

Fair warning just because you need 20% down doesn't mean that's all you're bringing to the table.
