If you check under your trim you'll prob find places where the flooring is not touching the wall this will cause the floor to shift in those spots add some type of filler to put pressure against the wall and floor to avoid the seams having room to shift.

I would keep in touch with the charity, especially 60-i0 days from now to make sure the credit card charges aren’t reversed.

However, I wouldn't touch a property as low as the price youve mentioned.

In this case, we tell the tenants we have two requirements, one as long as we don't hear complaints and the grass doesn't touch the house that become a liability for the building, and at the end of the lease they turnover the property with the landscape in the same condition as how they moved in, then however they want to maintain the lawn to maintain that standard, we don't care.

That said, Kensington (north of Lehigh) is another world that I dont touch even though I have a property just south of lehigh in east Kensington (still some zombies) but has stayed rented with great tenants and no vacancy for 5 years.  

You still haven't touched the trust issue in regards to how confident the rest of the world will be in this new currency.

I recommend that you build trust with local contractors first and starting with properties that are move-in ready or just need a little cosmetic touch-up.

I have two other rentals in the area and I use Alabaster by Sherwin-Williams for all my rentals to make paint touch ups easy, so I plan to paint this one the same.
