Call your lender and ask them to confirm underwriting has everything they need from you, ask when they will issue final approval and follow up on that.See if the current owner will share their preferred vendors for the property with you - begin to reach out to them and introduce yourself.Have a discussion with your family about what items from the house you'll be taking with you.

Other ways (off the top of my head):- Dedicated Revenue Manager on top of dynamic pricing software- 24/7 guest support- Vendor discounts (i.e. roof replacements, AC repairs, etc)As a new PM I think it is important to highlight where you add value instead of battling on price.
