Hello, so my friend purchased a home built in 1961 in Ventura county (Moorpark/Thousand Oaks/Westlake Village/Simi/Agoura area) with popcorn ceilings with the intention to rent it out and/or Airbnb part of it.  1) Should they get an asbestos company to come out and test it or do it themselves? 

Moreover, this isn't a *pure* investment situation for me: this is going to be my primary residence for some time, and I've had a devil of a time finding something this affordable that is a property and a location I can actually tolerate and truly like, and as I said I plan to rent out a room or two.We were contacted today that I had the highest offer, but they counter-offered with an ace up their sleeve.
