Moving to the San Diego area

Good afternoon all,

I am brand new to the real estate game and only have information that I have gathered from other people and reading and listening online. No actually experience. 

I am looking to gain some experience. I am active duty so a va loan is viable and I'm mainly interested in live-in flips, rehabs, BRRR, or multi-family homes. Something that is going to have a good return on investment so I could retain the property for a long term rental or gain a profit from selling. I am also not familiar with the area so I am open to suggestions of neighborhoods.

I greatly appreciate any of the advice or guidance given. Thanks!
