You do have multiple options though (Pike, 30, 9 etc.).

For what you are looking for, you need to be in the townships around the edge - Wayne, Pike, Perry, Franklin, and Lawrence are my favorites -- rents are between $1000-$1250 for 3/2 -- prices are between $100K-$150K but very competitive, so you have to jump fast and be connected so you get off market deals. 

And honestly, just the threat of this type of lawsuit coming down the pike (especially on a lawyers letterhead) will often shake loose your earnest money. $200 paid to your lawyer to draft a letter like this might well be worth it.

They make money individually knowing what the laws are and what is coming down the pike.

@Brett Denner, that's not a bad location, close to Pike to zip through the back way to the Diagonal and on into Boulder.

You'll want to be sure that you can flex with any regulations that come down the pike.

Personally, if we're talking about rental properties, I'd focus on Pike, Washington, and Lawrence townships.
