I suppose it is just my predisposition to not trust someone acting as a broker with no license by using loopholes and alternate language to skirt the law.

and are there any loop holes?

My understanding is that there are plenty of insurance loopholes that could still transfer the liability payment from the insurance company to the owner.

I’m hoping that we can exploit some lending loophole by having an Atlanta partner actually live in it for a short period (e.g during the rehab process).

I do have a sample assignment contract, but I need someone with more experience to look over it and point out any loopholes and gray areas.

Hey,Just checking out this forum after reading a couple Bigger Pocket's books, the ancient "Real Estate Loop Holes" and more recent "Investing in Real Estate with no (or low) Money Down".  

You guys make some really good points and after doing some research and understanding some of the loop holes / how we have to work the system, a quick flip is not going to happen.  

@Hunter Groover I am a big fan of the Loopholes of Real Estate Investing  by Garrett Sutton.

I couldn't find a loophole to make the numbers work for anything near what they're asking.
