Hi BP, I've toured a bunch of off-market small multi-families (1-4 units) in the last few weeks and I am finding it is very difficult to nail down a value and I was hoping for some help.

@Akshay Bhaskaran, to summarize what others said: if they are asking you to buy without giving you the option to tour first, it is a HARD NO!

If you are looking to purchase in the next 3-6 months your agent should be making sure you are pre approved as mentioned above and starting to tour properties.
