In MOST states, all finished floor elevations and ALL mechanicals (electrical components including switches and outlets, HVAC, water heaters, appliance, etc.) must be a minimum of 2 feet ABOVE the BFE.

Will look better and reduces wear.2) Can't tell by the pics but paint if needed.3) Box in the vent4) Remove the blinds and install wood backing so tenants can put up curtain rods without damaging wall.5) If not there already, install a door stop so it doesn't damage the cabinet or counter.6) spend the $1 and color match the outlet wall plates.

Chinatown/Market East has Reading Terminal, the fashion outlets opening soon, and the beginning of Rail Park which I believe should increase home values.
