Normally, that only applies if you don't take possession of the property, and don't rent it to someone else.Lots of laws here you need to learn, and not easily answered in a generic fashion without knowing the details of your lease or the city/state the property is in.Bottom line, though, if I was you and didn't know all the laws or had the time to learn them, I'd just keep the deposit and tell the tenant they are not entitled to a refund, but they are welcome to sue you and see what the judge says.Then, if they actually sue you, you show up, show the judge the photos, etc.

There is no incentive for them to find you good tenants or to do repairs in a fashion that saves you money - because they usually profit whenever there are repairs, or finding tenants, or kicking out tenants, etc., etc.

It's pretty interesting, but I don't think it'll match the results of good old fashioned snail mail :) for finding sellers, but I think it'll be really strong for working with buyers.I'm working on the sales funnel for that buyers list and I'll definitely add you to it since you asked :)Are you part of an investment company/group?

As well there are alot of church preachy sermons and a a good part of one class with her son bragging about his expensive cars, flying in a copter to a cliff to propose to his wife, photo's of their wedding, their child, son pumping his wife's artwork, etc.

You will end up with a series of milestones.Write down in a timeline fashion what it takes to reach these milestones and suddenly you have a set of tasks you need to tackle.Do those and before you know it you are crushing it.
