Kudos to the other posters for researching your market value for you too.I might try saying less in the ad about how you intend to nickle and dime the renter, sometimes less is more.That said, having showings and no applicants is disturbing.

Quality goes down and prices go up and people are nickle and dimed ( cleaning fees, deposits, etc) Once this happens people dont feel bad asking for discounts

I have never paid a dime in tax on my 401K money in 15 years.The WHOLE idea of a solo 401K is exactly to keep other's hands off your pocket book (I am the trustee) and to avoid 90% of the restrictions that most trustees put on retirement funds.The gov't does not restrict use much, it is the trustees that restrict the use.
