Example: Nebraska has a 180 redemption period on mortgages, so there really isn't a rush to buy them at auction when you can just do a short sale twards the end of the 180 days if that note hasn't been redeemed by a junior lien position.Deed of trust on the other hand has no redemption period in this particular state.

Dont really have a specific market area or type yet i know people that own and are buying property in NE minneapolis and Fridley but those areas dont seem very desirable to me.

There is also language in the agreement (at least in Nebraska) that outlines the role and responsibilities of the agent in the transaction, who specifically they represent in the transactions, the extent of their fiduciary duty etc....You won't be able to make an offer on a house through a buyers agent until you sign the agreement with some agent, whether it's the one you are using now or a different agent sometime in the future.
