I'm a licensed Realtor in the state of Nebraska, so the concepts, nomenclature and exit strategies make sense to me.  

Example: Nebraska has a 180 redemption period on mortgages, so there really isn't a rush to buy them at auction when you can just do a short sale twards the end of the 180 days if that note hasn't been redeemed by a junior lien position.Deed of trust on the other hand has no redemption period in this particular state.

@Bryan Zuetel - looking at just zip code 43236 (NE side of Indy) - it is listed as a C area in the analysis. 

Dont really have a specific market area or type yet i know people that own and are buying property in NE minneapolis and Fridley but those areas dont seem very desirable to me. 

I've done this with my rentals in Nebraska and I only pay a 6% management fee monthly.

Hey @Brian Wheeler and @Davit Gharibyan - I'm considering dipping toes into the wholesale game in the next year myself (located in NE MPLS).

There is also language in the agreement (at least in Nebraska) that outlines the role and responsibilities of the agent in the transaction, who specifically they represent in the transactions, the extent of their fiduciary duty etc....You won't be able to make an offer on a house through a buyers agent until you sign the agreement with some agent, whether it's the one you are using now or a different agent sometime in the future. 

Overall if anyone has any experience in the Midwest market perhaps the Des Moines, Fargo North Dakota or Lincoln, Nebraska (although a college town);U of Nebraska, greatly appreciated.

@Clayton Murray as already stated, there’s almost zero price appreciation to be had in southern NE, specifically CT, although with so many NY’ers fleeing north, prices have gone up.
